I originally purchased a 3 bed property in April 2011,from Cicada US investments for £27,500.The deal was to purchase the property,which would be totally refurbished,tenanted, and managed by US based arm of the company Right Buy Property Management UK COMPANY REG NO 07071391 at an agreed return on investment of 13% pa,paid monthly by direct debit into my UK bank account,for a 5 year guaranteed period.This equated to £297.92 per month paid by Right Buy Properties.I received my quit claim deed registered at Wayne County Deeds office in April 2011,and have been paying my US property taxes since then.On June 17th 2014 I received an e-mail advising that my rental income would be delayed 4- 6 weeks due to ongoing unforseen problems with a letting company that Right Buy were in the process of suing ??? This was news to me as my rental contract was with RBPM,and no one else.The e mail indicated that if investors bore with them,then the situation would be addressed within 6 weeks.I contacted RBPM in Detroit by e mail, and was told Ron Mackie CEO was overseas and would not be back for a month or so.I asked about my property 17909 Chester Street 48224-1200 Detroit MI asking if it was tenanted,as I was now concerned that I may have fallen victim to a scam,albeit 3 years down the line.I was told my property was indeed tenanted.On 24th July 2014, Ireceived a short to the point e mail simply attaching a note stated Suspension Letter-as the name suggests,this was simply a notification that RBPM were suspending their operations in connection with my property,and should I have any questions on how to proceed,then I should contact one of the two property management companies mentioned in the attachment.Naturally I did this with no success so far -one has no info ,the other is yet to respond.I have also contacted a US lawyer,who states that he cannot bring action against Ron Mackie, as my rental contract states I must pursue action in a UK court against the UK registered company.I contacted a UK lawyer,and they can do nothing , as RBPM has ceased to exist, and can't be located.I know Ron Mackie is in Detroit,and operates other property wings,dealing in Florida foreclosures etc.The address in Detroit is current,but my hands appear tied trying to get any recourse against the man/company due to the fact that I have to take it through a UK court , but have no starting point in the UK The US lawyer is keen to laise with me ,the UK lawyer,and any other individuals who have lost out,so that he can build a case to take to the FBI for fraud investigation-so I am guessing something big is afoot.Any help or assistance in where to start would be appreciated.If my property is indeed tenanted ,refurbed and up and running,then I need to at least arrange another property management company to manage it on my behalf,and also arrange for tenants rent to find it's way to me via them,for all I know RBPM may still be receiving rent from my tenants.Worst case scenario is the property was never refurbished,never tenanted, and Right Buy simply paid me for 3 years, and then wound down the UK company,and left me with responsibility for a non income producing asset, which has now become a financial liability.
